In order to sell your property from an HOA community, a buyer’s title company will require a Resale Demand, and in some states a Resale Disclosure (Resale Certificate). The Resale Demand certifies that the seller has paid for all the HOA dues tied to the property. To secure this letter, follow the steps below depending on the state you reside.
To order the required Disclosure Materials for the resale of your home, you need to place an order online. Innovative Management utilizes HomeWise Docs to deliver the resale documents to those requesting them. HomeWise Docs is an electronic platform to expedite and streamline the distribution of Disclosure Materials for all the communities we manage.
Each procedure will require a login with HomeWise Docs to complete the steps below.
In Ohio, you need to order a “Status Letter Bundle”.
To order a Status Letter Bundle, your buyer’s title agent is required to sign in to HomeWise Docs. The Status Letter Bundle includes the following documents:
- Articles of Incorporation
- Insurance Dec Page
- Rules and Regulations
- Status Letter (Resale Demand)
After selecting the Bundle, fill out your transaction details. Once the details are filled out, you will be brought to a Delivery page where you choose the expected closing date and how soon the documents are needed.
Standard orders for Ohio Status Letter Bundles are completed in 14 days or less. A 1-day rush and 5-day rush are available for an extra fee.
After this selection, you will be routed to the payment page to pay by Credit Card, Electronic Check, Physical Check, or have a Third Party make the payment. The order will not be processed until the payment is received. At the end, you will be sent a confirmation email to confirm the order.
In Pennsylvania, you need to order a “Resale Package”.
To order a Resale Package, you are required to sign in to HomeWise Docs. Anyone can order; you do not need to be a title agent to order this package. The Resale Package includes the following documents:
- CC&Rs-Condo Declaration
- Public Offering Statement
- Resale Demand
- Resale Disclosure
- Rules and Regulations
After selecting the Resale Bundle, fill out transaction details. Once the details are filled out, you will be brought to a Delivery page where they will choose the expected closing date and how soon they will need the order.
Standard orders for Pennsylvania Resale Packages are completed in 10 days or less. A 1-day rush, 5-day rush, and 7-day rush are available for an extra fee.
After this selection, you will be routed to the payment page to pay by Credit Card, Electronic Check, Physical Check, or have a Third Party make the payment. The order will not be processed until the payment is received. At the end you will be sent a confirmation email to confirm the order.
What’s different between the Ohio and Pennsylvania packages?
The information in the two packages slightly differ per state guidelines.
The state of Pennsylvania, unlike Ohio, requires a Resale Disclosure (Resale Certificate) to be provided to the buyer prior to purchase. The required Resale Disclosure provides answers to a specific list of state selected questions that helps the buyer become more informed about the association prior to purchase.
What happens after we order the resale documents?
Once the order is placed, Innovative Management is notified of the pending order. Once the order is processed on our end, you will receive an email notifying you that the order is complete and you can then log back into your account to retrieve your documentation as a PDF.
Please note that when placing an order, you can select who to share your order with, so the system will automatically share once completed.
